We are looking for a passionate and professional Assistant Manager to join our Partnerships & Lease Management team.

Based in Singapore and reporting into the Senior Manager, Retail Network Excellence, the incumbent will develop and monitor the property strategy at a micro and macro level to align with the company's overall objectives and divisional plans.

What You'll Do

  • You will develop, manage & lead leasing strategies and plans across our various retail network types including branches, OCBs and Livewires and develop long-term plans that align with company's goals and retail network framework.
  • You will generate new leasing leads and prepare internal approval papers for new site acquisitions, including financial/locational analysis, risk assessments and/or investment proposals.
  • You will provide business justification for recommended transactional actions and present options to management as required.
  • You will negotiate with landlords and property owners to secure favorable commercial arrangements, including lease terms, rental rates and other terms and conditions.
  • You will stay abreast of market trends, regulatory changes and industry developments that may impact the company's real estate strategy.
  • You will proactively manage lease renewals and closures schedules, negotiating terms and conditions to optimize the company's real estate portfolio.
  • You will manage tenancy-related issues and other related lease management functions.
  • You will manage leasing records, prepare reports, evaluate site-specific requirements and contribute to annual budgeting, rental forecast and KPI setting.
  • You will ensure teams, and all leasing-related activities comply with relevant laws, regulations, company policies and ISO procedures.
  • You will foster and maintain a network of real estate agents, relevant industry contacts, government authorities and various stakeholders to facilitate property transactions.
  • You will develop strong relationships with potential business partners and explore cross-collaboration opportunities for Channels.
  • You will actively pursue business engagement opportunities to promote SPPL's retail branding.
  • You will support and contribute to any ongoing/future development which may require real estate/site-specific direction or inputs.
  • You will coordinate with architects, engineers, and contractors to ensure projects are completed on time and within budget.

 

Who You Are

  • You have a degree preferably in Business, Real Estate, Building, Economics, Estate/Property Management, Finance, or any related degree.
  • You should have a minimum of 6 years of related experience in leasing and/or commercial property management
  • You should have a good understanding and be conversant with leasing processes, workflows, operations and tenancy-related matters.
  • You should possess high proficiency in stakeholder and vendor management.
  • Qualifications in Building, Building Maintenance/management, Facilities Management, or other related qualifications are preferred but not mandatory.
